Snap shot of Real Estate market in Ashland, OR 2015-2016

Hello to all!

You may be wondering as a home buyer or an existing home owner how the market compares in sales from 2015 to May 31, 2016.  Here is a quick snap shot of the residential statistics in sales on exisiting homes in Ashland in 2015 compared to 2016 (May). In 2015 we had 96 homes on the market compared to May of 2016 with 66 homes sold, and days on the market went from 73 in 2015 days down to 45 days in 2016! There are fewer homes for buyers to choose from and low inventory has created a "seller's market" with houses selling fairly quickly and sometimes with multiple offers as buyers scramble to get their foot in the door — no pun intended. The median price (50% above and 50% below) for a home in Ashland in 2011 went from $284,450 to $358,000 in 2015, and $382,724 in 2016. This increase in median sales from 2011-2016 was a 34.5% increase overall with 6.9% for May 2015 through May 2016.

With that in mind, if your thinking of preparing your home for sale, now would be an excellent time to do so! Prices are up, the market is hot and buyers await!!

Mortgage rates are still very low and it is a great time for buyers to lock in a rate and start on their way to home ownership!!
